Nothing on this website, in any brochure, email, presentation or conversation with us constitutes financial, tax, legal or investment advice, a recommendation, or an offer or solicitation to buy or sell any property or investment.

Capital at risk

Property is a long-term, illiquid asset. The value of property and any rental income can fall as well as rise. You may receive back less than you invested and, in some circumstances, lose your entire investment.

Off-plan and overseas purchases

Off-plan purchases carry additional risks including construction delays, changes to specification, developer insolvency, and the property failing to complete. Overseas purchases involve additional risks including currency fluctuations, changes in local laws, taxes and regulations, title and conveyancing differences, and the practical difficulty of enforcing rights in a foreign jurisdiction.

Any rental yields, occupancy rates, capital growth or other projections are estimates only, are not guaranteed and should not be relied upon. Past performance is not a reliable indicator of future results.

Before entering into any reservation, contract or commitment you should take independent legal, tax and financial advice from suitably qualified professionals in both the United Kingdom and Jamaica. You are responsible for satisfying yourself as to the suitability of any property and the developer, and for carrying out your own due diligence.

Where you proceed with a purchase introduced by us, your contract is with the developer, vendor or other third party — not with Phillips Maison Developments LTD. We accept no liability for the acts, omissions or financial standing of any third party, nor for any loss you may suffer in connection with a property transaction.
